What kind of "contract fees" apply?

A

Contract fees include office administration fees and charges related to setting up the security system. These are only payable for first-time contracts and are not necessary when renewing a contract.

What are the "advance cleaning charges"?

A

This is a charge for cleaning the office when it is vacated upon termination of the contract. Tenants may be requested to pay additional repair charges in the event of excess soiling or damage, etc. that would not occur as a result of normal use of the office space. In the case of normal wear and tear, applicants will be required to pay a cleaning charge consisting of the set number of employees x 10,000 yen (tax excluded). This charge is only payable for first-time contracts and no other charges will apply.

How much will I be expected to pay at time of contract?

A

Applicants will be required to pay one month's rent in advance, the contract fees and advance cleaning charges. Estimates can be provided for each property from the respective property estimate pages. When renting office space in the middle of any given month, an additional pro rata rent fee will apply. Requests for additional furniture or furniture upgrades will also incur additional costs.

How do I cancel my membership?

A

Please provide notice in writing no later than the last day of the month prior to that in which you wish to cancel your membership. Membership will be cancelled on the last day of the month on which the notification was given and can be cancelled at any time during your contract.

What monthly fees will I have to pay?

A

Monthly fees consist solely of the basic rental charge. However, additional costs will apply for requests for use of the conference rooms, printers and requests for any additional furniture or furniture upgrades.

Can the office space be used 24hrs/day?

A

Office space can be used 24hrs/day, 7 days/week through the use of a secure, double security system. However, the building will be closed one day per year for mandatory inspections.

What is provided in the rooms?

A

Rooms are equipped with desks and chairs for the fixed number of people occupying the room.

What kind of Internet environment is provided?

A

Rooms are all equipped with free wireless Wi-Fi. Use of the Internet environment will be explained at time of contract.

What is the free printer?

A

A multi-function printer is provided as a gift at the time of contract at PREMIUM OFFICE. This printer can be used from your own personal computer.

How can I use the conference rooms?

A

Tenants are required to register over the Internet and book the conference rooms in advance. Please limit each booking to 30-90 minutes. Conference rooms are equipped with a large-screen monitor that can be connected to a personal computer or other devices.

What kind of facilities are provided in the common areas?

A

Common areas are equipped with a personal mail box, courier delivery box, water server, SECOM surveillance camera system, multi-function color printer, telephone connection and Office Glico snack dispenser, etc. (Charges apply for some services and may vary depending on the property.)

Are the rooms completely private?

A

With the exception of some rooms, all office space is made up of highly secure and completely private rooms. This ensures a secure and comfortable work environment for businesses handling confidential information and female employees.

Can I inspect the property before entering into a contract?

A

It is possible to inspect the property before entering into a contract. Advance bookings are essential. Please notify us of your preferred date/time through our website. Inspections are generally scheduled for between 10:00-18:00 Mon-Fri.

How soon after applying can I use the office space?

A

It is possible to commence using the office space as soon as the day after the application is made. However, you will be required to prepare all the documentation required to enter into a contract in advance.

Can I use the address for a company registration?

A

You can use the address of any PREMIUM OFFICE property to register the main office or branch of your corporation. PREMIUM OFFICE provides addresses you can rely on.

What is the minimum term of contract?

A

In general, the minimum term of contract is 12 months, however, shorter terms may be arranged upon request.

Can a student rent office space?

A

If the applicant can provide all the necessary documentation to enter into a contract, even students can rent office space.

Q

What about smoking areas?

A

Smoking is prohibited in all areas of the property, including the conference rooms.

What about cleaning?

A

Cleaning staff regularly clean the corridors, toilets and kitchenettes inside the property and replenish equipment supplies. Tenants are required to clean the area inside their own office space however a cleaning service can be provided at an additional cost.
